Residential Inspection Services

All residential inspections include a full client walkthrough, digital photo report, and 90 days of post-inspection support.

Seller's Pre-Listing Inspection

$300 — $450

Know exactly what buyers will find before they send their own inspector. Sellers who inspect in advance price more confidently, negotiate from strength, and close faster. Pricing follows the same square footage scale as buyer's inspections, discounted by $50.

  • Same scope as buyer's inspection
  • Written summary suitable for disclosure
  • Repair priority recommendations
  • Seller copy + agent copy of report
  • Full client walkthrough included

New Construction Phase Inspections

$250/phase or $600 full build

New construction has defects — often significant ones. Phase inspections catch problems before walls close and concrete is poured. We offer three phases: framing and rough-in, pre-drywall, and final walkthrough. Bundle all three for $600.

  • Phase 1: Framing, structure, rough-in systems
  • Phase 2: Pre-drywall insulation and mechanicals
  • Phase 3: Final punch-list inspection
  • Builder deficiency documentation
  • Code compliance review

11-Month Warranty Inspection

$275

Your builder's warranty expires at 12 months. An 11-month inspection finds defects while you still have coverage to demand repairs. This is one of the most cost-effective inspections you can schedule — and one of the most often neglected.

  • Full systems and structure re-inspection
  • Builder warranty documentation support
  • Written deficiency report for builder
  • Priority list for warranty claim
  • Follow-up call to discuss findings

Commercial Property Inspection

Custom Quote

We inspect office buildings, retail strip centers, light industrial, multi-family properties (up to 12 units), and mixed-use buildings. Pricing depends on square footage, occupancy type, and systems complexity. Call for a quote — most commercial inspections run $600-$1,400.

  • Structural and envelope assessment
  • Mechanical, electrical, plumbing systems
  • ADA compliance observations (not legal advice)
  • Roof and drainage review
  • HVAC and utility systems

Re-Inspection

$125

After a seller completes negotiated repairs, we'll return to verify the work was done correctly before closing. You shouldn't assume a contractor's word is enough — a re-inspection gives you documented confirmation before you sign.

  • Review of specific negotiated repairs
  • Verification of repair quality
  • Written sign-off documentation
  • Available on short notice for closing deadlines
